Dry Rot Repair (Beyond Free Allowance)

Every Cutting Edge re-roof includes a free allowance: 3 sheets of CDX and 8 hours of framing labor. If your roof needs more than that, this is what it costs — priced by the sheet, by the hour, or by the section.

  • Dry-Rot CDX Sheet (Beyond 3-Sheet Allowance) $95 · per sheetOne 4×8 CDX plywood sheet installed to replace rotten decking discovered during tear-off. First 3 sheets are always free.
  • Framing Labor (Beyond 8-Hour Allowance) $150 · per hourSkilled carpentry labor to cut, fit, and secure replacement decking or rafter repairs beyond the free 8-hour dry-rot allowance.
  • Severe Dry-Rot Section (10+ sheets) $1,500–$4,500 · flatLarge-area deck replacement when a full section of the roof is compromised — pricing includes materials, disposal, and structural verification.

Solar Panel Handling

We detach, protect, and reset your solar panels ourselves. No sending you back to your solar company. If your system is leased or PPA (SunRun / Sunnova / etc.), we coordinate the authorization at cost.

  • Solar Panel Detach & Reset (Single-Story) $225 · eachPer-panel detach before tear-off and re-mount after the new roof is installed. Includes wire management and re-torque.
  • Solar Panel Detach & Reset (Two-Story) $325 · eachSame scope as single-story but with the added rigging and safety time required for two-story roof access.
  • Leased/PPA Solar Coordination Fee $250 · flatWe coordinate with your solar lessor (SunRun, Sunnova, Sunlight, Sunova, etc.) to authorize the detach & reset. Includes phone-tag hours and paperwork.
  • Solar Decommission Certificate (Leased Systems) $250 · flatFormal decommission and re-commission certificate required by some solar lessors before re-roofing under a leased array.
  • Solar Wiring Reroute (if damaged/aging) $350–$850 · flatRe-run compromised or code-noncompliant DC wiring from the array to the combiner or inverter. Includes conduit + labor.

Multi-Layer Tear-Off

California code allows a maximum of 2 layers of asphalt shingle. If your existing roof has 2 or 3 layers, everything above the deck has to come off. This is the added tear-off + haul-off cost, priced per square.

  • Multi-Layer Tear-Off (2 layers → 1) $100 · per SQAdded labor + disposal cost when the existing roof has 2 layers of shingle instead of a single layer.
  • Multi-Layer Tear-Off (3+ layers) $175 · per SQAdded labor + disposal when a previous re-roofer illegally left 3 or more layers on the deck.

Structural Repairs

Rare — but if we open the roof and find bad rafters, sagging trusses, or a deck upgrade is required by code, these are the numbers. Every dollar is documented; nothing gets buried in a bucket.

  • Sheathing Upgrade (3/8" → 1/2" CDX) $350 · per SQOverlay or replace 3/8" deck (common on 1970s tract homes) with 1/2" CDX for code + manufacturer warranty compliance.
  • Sheathing Upgrade (1/2" → 5/8" CDX) $450 · per SQUpgrade to 5/8" CDX for maximum long-term deck stiffness — common on heavy-tile or metal installs.
  • Rafter Repair (per rafter · if discovered) $250–$800 · eachSistering or replacing a single compromised rafter — priced per rafter to keep costs transparent.
  • Truss Repair (per truss · engineer required) $850–$2,500 · eachRepair of a compromised roof truss — includes structural engineer sign-off, city inspection, and repair labor.
  • Structural Engineer Sign-Off (if needed) $650 · flatStamped structural engineer letter required by some jurisdictions when load-bearing changes or truss repairs are made.
  • Sagging Ridge Board Correction $1,500–$4,500 · flatCorrection of a sagging ridge line by re-sistering, jacking, or replacing the ridge board — done before decking + underlayment.

Flashing Add-Ons

Flashing is where 90% of leaks start. If yours is beat, we replace it fully rather than reusing bent metal. Priced by the piece so you see exactly what you paid for.

  • Chimney Flashing (Full Replacement) $850 · flatComplete step-, counter-, and base-flashing replacement around a masonry or framed chimney. Includes cricket if slope exceeds 30".
  • Chimney Masonry Cap (if crumbling) $450–$1,200 · flatReplace crumbling mortar cap on a masonry chimney — the #1 source of chimney leaks in Sacramento.
  • Sidewall Step Flashing (Full Replace) $12 · per LFFull replacement of step flashing where a roof meets a vertical sidewall — priced by linear foot.
  • Gable End Flashing $95 · flatMetal drip edge at gable ends — often missing on pre-2000 homes.
  • Kick-Out Flashing (per corner) $65 · eachKick-out flashing at eave-to-sidewall intersections — code-required on new construction, often missing on older homes.

Ventilation Upgrades

Bad ventilation cooks shingles from underneath. A ridge vent is included with every re-roof; these are the upgrades if your attic actually needs more airflow (per Title 24 + manufacturer spec).

  • Attic Ventilation Upgrade (Beyond Ridge Vent) $450 · flatBalance attic intake + exhaust to Title 24 code — required for warranty on many manufacturers. Includes soffit vent audit.
  • Whirlybird Vent Replacement $175 · eachReplace an existing whirlybird / turbine vent with a new sealed-bearing unit.
  • Second Ridge Vent (L-Shaped Roofs) $600 · flatSecond continuous ridge vent installed on the secondary ridge of an L- or T-shaped roof.
  • Soffit Vent Addition (per vent) $125 · eachCut-in and install a new soffit intake vent to correct chronic attic humidity or heat.
  • Power Attic Fan Install $450–$950 · eachInstall a new thermostat-controlled or solar-powered attic fan. Includes flashing and electrical hookup where needed.
  • Attic Insulation Upgrade (blown-in) $2.5 · per LFTop up attic insulation to R-38 (Title 24 minimum for Sacramento zone 12) with blown-in cellulose or fiberglass.

Skylight Work

Skylight glass and gasket seals fail every 15–20 years. If we're re-roofing around one, we recommend re-flashing at minimum. Full replacement is priced by the unit type.

  • Skylight Re-Flashing (existing skylight) $275 · eachFull re-flash and re-seal of an existing skylight during a re-roof — dramatically extends its remaining life.
  • Skylight Replacement (Standard) $850–$1,400 · eachReplace a fixed standard curb-mount skylight with a matching Velux or equivalent unit.

Cleanup / Disposal

Every re-roof includes tear-off haul-off and magnet-nail sweep. These are the rare surcharges — extra dumpster if debris exceeds one full load, or hazmat handling on asbestos-containing pre-1980 roofs.

  • Extra Dumpster (Beyond Included Haul-Off) $650 · eachSecond 20-yard dumpster for oversized tear-off jobs where debris volume exceeds one included load.
  • Hazmat Disposal (Asbestos-Containing Roofs) $250–$500 · per SQHandling and disposal of asbestos-containing roofing material at a certified landfill. Includes air monitoring and manifests.

Penetrations & Roof Accessories

Pipes, vents, satellite dishes, TV antennas — everything that pokes through the roof. Included penetrations are re-sealed. Upgrades (lead pipe boots, dish resets) are priced per item.

  • Pipe Boot Upgrade (Lead vs Rubber) $75 · eachUpgrade from standard rubber pipe boot to a lead pipe boot — 50-year life vs 12-year life.

Common questions about our pricing

  • Is this the actual price list you use on Cutting Edge contracts?

Yes. Every line item on this page comes straight from the Cutting Edge General Contracting internal rate card (CSLB #1007180). Prices are current for Sacramento, Placer, El Dorado, and Yolo counties and are what we honor in writing on every re-roof we sign.

  • Will I actually get charged all of these add-ons?

No — the vast majority of Sacramento homes never need any of these. Most re-roofs come in at the base tier price with our free 3-sheet + 8-hour dry-rot allowance. Add-ons only show up when a specific real condition is present (multi-layer roof, active leak needing a tarp, solar panels, etc.). If a line item appears on your contract, it's because we can point at the physical condition it corrects.

  • Can I bring this page to another roofer and ask them to match your prices?

Please do. If a competitor can't produce their own line-item list with real numbers, that's your answer. Bucket-priced 'we'll figure it out during the job' quotes are how surprise charges land.

  • What's included in the base contract price so it's NOT on this list?

Tear-off + haul-off of the existing roof, new synthetic underlayment, new drip edge, new pipe boots, new ridge vent, up to 3 sheets of CDX decking replacement (free), up to 8 hours of framing labor (free), full magnet-nail sweep, standard landscape protection, and our written 5-year workmanship warranty. Also included: real GAF/CertainTeed/Malarkey manufacturer warranty registration on Better + Best tiers.

  • How much does a typical Sacramento re-roof cost with no add-ons?

Sacramento re-roofs start at $675 per square (final total scales with your specific roof size). Our Good tier ($675/SQ) covers the essentials; Better ($795/SQ) adds algae-resistant shingles + upgraded underlayment; Best ($925/SQ) is Class 4 impact with a lifetime workmanship warranty. Enter your address on the free AI scan to see the exact 3-tier total for your roof.

  • Are permits included or are they extra?

Building permits are a pass-through cost — we collect exactly what the city charges us and pay the jurisdiction on your behalf. Sacramento city permits typically run $150–$550 depending on square footage and slope. We don't mark up permits.
