Standing Seam Metal Roof Warranties Explained

Standing-seam metal roofs advertise "50-year" and "75-year" warranties. What those numbers actually mean depends on which of the three overlapping warranty documents you're looking at. Here's a plain-English breakdown of what covers what, and where warranties commonly fail to pay.

The three warranties on every metal roof

1. Substrate (structural steel) warranty

The manufacturer of the underlying metal panel — 24-gauge Galvalume steel, zinc, or aluminum — warrants the substrate against rust-through and perforation. Terms:

• Galvalume 24-gauge steel: 25–40 years, prorated
• Aluminum: 40–50 years, non-prorated typically
• Zinc: 60–80+ years, non-prorated

This is the "50-year" or "75-year" number the sales rep quotes.

2. Finish (Kynar 500 / PVDF coating) warranty

Separate from the substrate — the paint. Kynar 500 (PVDF) is the industry-standard high-end coating. Terms:

• Chalk resistance: no chalking beyond ASTM D4214 rating 6
• Color retention: no fade beyond ΔE = 5 (Hunter units)
• Adhesion / peel: no peel or flake

Typical Kynar 500 finish warranty: 30–35 years on standard colors, 25–30 on custom.

3. Workmanship warranty (the installer)

Everything the installer does — panel layout, seam engagement, penetration flashings, ridge/hip trim, valley fabrication. This is where 80%+ of metal-roof leaks originate, not the panel itself.

Where warranties commonly fail to pay

Salt-air exposure exclusion

Substrate warranties for Galvalume/steel typically EXCLUDE coastal salt-air (usually within 1,500 ft of ocean). Not relevant for Sacramento, but relevant if you're a Bay Area transplant checking references.

Improper fastening voids substrate warranty

Exposed screws through the panel (versus hidden clips) void most manufacturer warranties. Confirm your installer uses hidden fastener clips on the pan of the panel, not exposed fasteners.

Third-party contact voids finish warranty

Kynar 500 finish warranties exclude damage from prolonged contact with dissimilar metals (galvanic corrosion — commonly copper leaching onto steel), heavy debris pileup (algae, mosses, wet leaves left for months), and abrasion from HVAC equipment vibration.

Chalking and fading is capped, not eliminated

Kynar 500 warrants NO fade beyond a rating threshold — some fade is normal and expected. Dark colors show more visible fade than light. If long-term color-match matters (mixed-batch replacement panels, additions), spec a metallic or high-reflectance finish.

What the sales rep should give you in writing

• Manufacturer substrate warranty PDF (with the specific panel product listed)
• Manufacturer finish warranty PDF (Kynar 500 or equivalent)
• Installer workmanship warranty (signed by the contractor, with license number)
• Confirmation the installer is a manufacturer-certified applicator (not required by every manufacturer, but improves claim resolution)

If any of these three warranty documents don't accompany your quote, the number on the sales sheet is not a written warranty — it's a marketing claim.
